Water Shortage Issues

You may be irritated by us long term locals saying rent before you buy but we have seen it over and over as people make the same mistake and very much suffer for the bad decision.  Can you trust us on this one?  Believe me you don't know near as much as you think you know no offense intended.  As far as the gated non gated thing yes people are very opinionated and yes it is an aspect of life on Chapala.com.  You can try the other board but it does not have near the members and posts that this board has.

Welcome...you will fit right in with a few others who like to post but then think they have the right to call out any response they don't deem worthy. Not just disagree but call out and capitalize words to show your superiority.

Virgo most of us remember that about the time this person said they were coming, Feb. 2020, the sh*t hit the fan with Covid-19. Doesn't surprise me that they probably cancelled all plans of coming and laid low like millions of others. Now it looks more like it might be safe to think about coming.  Or 100 other reasons. 

But does it really matter!?

Let's don't start with the personal back and forth please.  Thanks RickS for pointing out a lot of people have had their plans changed by covid.  That could well be the case here.

The water situation here is very location specific though there is a growing general problem because of total dependence on ground water and wells.  At some point it appears there will have to be a lake water treatment system.  IMHO the best fraccs for rental are in and around Ajijic with the exception Chapala Haciendas and Brisas de Chapala are both pretty nice these days.  I also know there are several fraccs on the east side of Chapala which might be worth of consideration.

A lot depends on what you want in the way of price, location and amenities.  One deterrent for the west side of Ajijic is most of the shopping is centro and east and traffic from that side of Ajijic has become pretty difficult much of the time these days.

La Floresta is a wonderfully located and upscale fracc but the price of rentals there reflect this.  If at all possible you should go into an AirBnB or short term rental and then take your time exploring the various options before entering into a longer term lease.  If you come down soon, the selection available is at the maximum during the off season.

Don't hesitate to negotiate price on a rental lease.  I think the rental market is pretty soft right now.

When you get here by all means use this group as a sounding board to check your observations and ideas.  For the most part this is a very helpful group with a lot of local knowledge.  Like any board of this type, threads tend to wander.  Just focus on the posts that stay on topic and ignore the rest.

I am always befuddled by those who expect to find the perfect place over the internet. What part of your life has worked that way so far? Choices of friends, lovers, apartments, houses is always fluid when you are young. Now you are moving to a new country, with new cultures, new standards of living. -- you should be expecting one hell of a surprise. But that is what many people are seeking in the first place. I am surprised that no Coroner's report ever offers the option of " Chronic Boredom" as one of its causes of death.

Somehow I think raising a question about water supply here should not be stretched into "expecting the perfect place."  Let's not make these kinds of leaps to judgement about newbies who raise very legitimate concerns, OK?

Water concerns are being raised with increasing frequency not just here but also in the news and on other boards.  Because of the high growth rate I think we can expect this is going to continue and amplify.

Questions started in Feb 2019, not 2020.     Yes, point understood and taken about the pandemic.    Still a bizarre way to "research" water supplies of rentals IMHO.

To those people wondering if I've ever visited, YES I spent two weeks there before Covid so does that mean I cannot ask valid questions. I'm not just sitting on my ### in my hometown doing nothing. I'm researching, reading FB, getting informed and when I make another trip there I'll learn more. I thought this forum was for people to ask questions not to be attempted to be belittled by people that don't even know me and have NO RIGHT to judge.

This board is like the lakeside community as a whole. You will find people you like and people you don’t like, people who are helpful to you and people who are not, people who rub you right or those who rub you wrong. The quality of your experience on this board and in this community depends upon how you react to all these folks.

When we started visiting we were mountain/view people. When we moved here 20 years ago we were Ajijic village people .

After 16 years in the village we realized that our wealthier Mexican friends all lived in gated communities. The village got too much for us and we have happily been in a small gated community for the last 4 years, Thus the reason so many give the sincere advice to explore and find your preference.

Not irritated at all by people suggesting I rent before buying. Just irritated that people assume I'm buying. No where did my post say I was buying, you just assumed I was.

I would agree but people who are not helpful don't have to be rude about it. The problem lies in that they have nothing better to do. I'm glad I've been getting helpful answers because it's make those unhelpful answers somewhat tolerable.

I'm not calling out responses that don't seem worthy nor disagreeing with them. Some people in general just don't get that I'm not asking about whether to be in a gated community or not. I'm a busy person and I like when people answer my question directly so I don't have to read all the rambling on about something unrelated.  Capitalization has nothing to do with senority but more about trying to get my point across because people here just don't get it. If people want to post their own opinion about something that has nothing to do with the question, they can start their own thread, not hack mine, otherwise stick to the question on topic.

Thank-you, you seem to get my question and put into words what I'm feeling, not looking for the perfect place, otherwise I wouldn't consider Mexico. Your previous posts have been most helpful!

We never considered a fraccionamiento or 'gated community' and were sublimely happy with our lives in Chapala.

Answering a question with a question is not a helpful. Do you actually have any thoughts about water shortages or just don't know and cannot answer the question.

You have no control over how people respond to you on the board or in real life. You are in control of how you respond. If you do relocate to this area you will find, along with the wonders and delights, a fair amount of things you do not like and will not want. How you react to them will determine your happiness or unhappiness here.

You are assuming I told you because I thought you were buying.  I tell everybody the same thing. It is probably one of the most important things to pass on.  We almost bought a nice place in west ajijic.  We came three four times a day and on the weekend and discovered the neighbor was boiling rancid oil every sunday.  We have seen people buy property in one weekend to discover on Monday an auto mechanic lived next door using airtools. Water is only the tip of the iceberg when looking at property to rent or own. Remember folks can lie to you and it means nothing here.  Absolutely nothing.

After many years of due diligence,including finding the right RE agent we bought the first house we looked at after spending only 1 week with the agent looking at a few, and here we are still, after almost 16 years. our original scouting visit was for 2 weeks in 2000 with the intention to buy if we liked it here.
