Appraisals of properties?

Any real estate agent around here is trained in that regard. I recommend Fenix Real Estate in San Antonio Tlayacapan. 331-422-0364. They will give you an honest appraisal without trying to impress you by suggesting too much (or too little, depending on if you are appraising your own or someone else's property, of course).

Fenix is noted for giving high appraisals to get your lisitng. Most real estate companies here are one location operations Century 21 and Coldwell Banker are companies that have many locations and more supportĀ  (training and professionalism) and back up than the strictly local companies.Ā

Why useĀ a non licensed realtor. They don't know much compared to a specialist who does it for a living. They don't know the quality or condition of the structure being looked at;Ā only comparables which is not all that should be consideredĀ in many instances.

Ā Notario/s here - San Luis Potosi - use licensed appraisers which know the property values because that is their only job/interest and do it constantly.

Talk toĀ a localĀ Notario/a to get a recommendation.

Not true. Most realtors are not trained much.

Being owned by a realtor this board; the members should recommend them. My 38 years of buying & selling property in Mexico combined with my wife's extensive experience has us knowing professionals are companies licenced to conduct appraisals and realtors are only used for showing properties and notario/as are paid, by the buyer, the seller has some fees also, to do everything else. There is no need to skirt the obvious and play around with ANY person or company that is not in the above list. Your notario/a will write or if a realtor is envolved rewrite any sales contract youĀ have before you sign anything so both you and the seller are in agreement - nothing omittedĀ or unclear - and useĀ the licensed engineer they use and if they rejectĀ the property etc. your sales contract is void and you'reĀ out no money except a fee. Notario/asĀ tell clients you do not sign anything I have not approved no matter who tries to convinceĀ you otherwise.Ā They also select a licenced surveying company etc. etc.

We recently, this Nov. and Dec., helped 2 AmericanĀ buddies of mine buy 2 newĀ apartments here in San Luis Potosi inĀ the same 96 Ā unit - 6Ā - four story buildings,Ā all 3 bedroom 89 sq. mt. units, in a spaciousĀ privada - large grounds but no pool - for aboutĀ $57,000 US on the ground floor with 2 patios and for about $48,000 US on the fourth floor fully finished with granite kitchen and bath. 2 parking spaces.Ā IĀ spent quite a bit of time in the meeting room with them at the Notaria on multiple visits.Ā Both deals were done as described exactlyĀ as I have explained when my wife and I did ours. Nothing has changed.

Appraisals are done for reasons other than mortgages andĀ listing a property for sale.

They are needed to value estates of deceased persons; settle divorces; re- value business property due to mergers and acquisitions;Ā determine valueĀ for tax purposes, etc.Ā Ā 

In my former life I was a certified appraiser of both real and personal property.Ā Ā

Most real estate "appraisals" here are a joke and a half. 2006 we bought our house for $65,000 and the asking was $79,000. This is not NOB so nothing done in NOB applies here. I have extensive experience in antiques and art NOB. There are 4 prices : silly asking price, insurance,auction and what a buyer is willing to pay. I recently bought a set ofĀ  circa 1820Ā  New England chairs for waaaay over market value because I just had to have them. As a professional looking to buy for profit, I would have bought them for only 10% or less of what I paid for my own use. They look terrific around our dining table and 2 beside a period drop leaf lamp table. I never get tired of looking at them.
