ManxMan
Looking for suggestions. Having a scary propane problem at the house we're renting and owner is out of the country. Noticed the pilot light on our hot water heater was out so turned on the stove to check if we were out of gas and got a bonfire! Flames came out about 6 inches high (not normal)! Checked the tank and still have 45% full. No gas smells anywhere. Don't know what is going on. Any ideas?
mudgirl
Probably the regulator is shot. 2

Tomorrow get the new regulator installed, which is not very expensive from the hardware store. Check it has the same rating as the original. 1
rafterbr
I think you have two separate problems. The regulator may be problem for stove but not hot water tank. If you can get to the igniter on the tank clean it sometimes blowing on it with a straw will remove the lint. Other wise you will have to replace it. Turn off propane to tank and remove the igniter and take to hardware store for replacement. Most of the time your propane delivery people will replace the regulator and igniter for cost of parts and a small fee.

The regulator controls the amount of gas coming from the tank to the appliance, so as long as you don't try to light any appliance, no it's not dangerous. As another poster said, just shut off the tank and replace the regulator. It's an easy job to do yourself if you have the tools and some teflon tape, or the gas delivery guy can do it for you.
rafterbr
Stoves will also have regulator or gas adjustment valve

It won't cost much and get a receipt to give to the owner for reimbursement if it exceeds the maintenance you agreed to be responsible for.

ManxMan
No idea. Was able to reach our landlords handyman who came over and took care of it. My lack of Spanish kept me from learning more.
