Thinking of selling your home? We would like to BUY a HOME, 3 bedrooms or 2 bedrooms with casita.  Chula Vista Norte area, Libramiento, San Antonio, East or Central Ajijic. Our son attends Loyola and we want to be fairly close to the school.

LAKE VIEW, modern, open concept preferred. Development ok. Would consider VIEW LOT if ready to build.

You may find a lot of "by owner" sales have inflated ideas about what the house is worth.

Also you need to give a price range as what you described can easily go over a half million depending on square footage, location and amenities

Even if it does happen things begin to get tricky starting from money transfers, contracts, taxes, deeds etc. Eventually they end up getting an agent.  Amazing what lengths people will go through to save themselves paying someone a commission.

Exactly.  You can't avoid real estate companies here, virtually everything that is for sale is through them.  If the OP wants to have a crack at the great majority of home sales here he'll likely end up dealing with an agent.  Generally FSBO is no bargain, it is all about the seller wanting to avoid paying a brokerage fee.

FSBO bargains can be found, it just takes a lot of patience.  If one has a definite preference to area, a good strategy is to walk that area and maybe put out flyers indicating you are looking to buy.  This approach is a lot of work and really requires a fair amount of local knowledge and knowledge about real estate.

The property he described is going to be over $250K in most cases.  The best tactic is working with a good agent and making aggressive offers until you find someone who really wants to sell and maybe got a good deal themselves.

There are so many pitfalls here in real estate I'd never touch it without the help of a good agent.  And I used to be one myself.

If buying on price alone is a high priority, then there is a high probability you will find out just why you got such a good deal....IMO

So many potential "gotchas" here....and with no disclosures,  it's a minefield and realtors gladly supply you with rose tinted glasses.

I'm shocked to hear that!  At Lakeside? Less than scrupulous realtors? Lots of Buyer Remorse?  Not the place I remember, shame.

IMHO, the deepest pitfall is the total lack of any legal obligation regarding "disclosure". Give that one some serious thought. Yes, you can have an inspection, but that doesn't include what's buried under the walls...like the water connection between your house and five neighbors. Oh, and the gas connections, too.😎 If the owner hasn't told the realtor.....you're on your own, in any case.
