Water Pressure in Villa Nova

Sure would have been nice if the HOA notified residents of the problem, its cause, and estimated time frame for resolution - I thought our email addresses and phone numbers were collected for these purposes. All we heard were a couple of second or third hand comments well after the fact that equipment had been hit by lightning and/or the equipment simply is poorly maintained.

Considering that the Villa Nova fracc office is run by a volunteer, who gets virtually no assistance from the board, I would consider myself lucky to be getting any service at all. She is constantly on the phone with service people, and having to deal with them directly when they are late, or don't finish their jobs, or leave their junk in the street... or don't turn up at all. She also has to decide who gets what money, when repair people want up-front cash for parts and payment. And then she has to deal with the fallout from whichever board member doesn't agree with her decision... even though the board was not around, nor did they make themselves available in a timely fashion.

The water problems in Villa Nova are long-running, and they don't occur on a pre-determined schedule. Since there is no regular maintenance crew, the only time you are going to hear about a problem is when someone stumbles across it. Yes, they have email addresses, but not for everyone, in particular the absentee-owners who don't pay their yearly cuotas or water bills. By the time the office is open, which is two half-days a week during the down season, the repairs are usually done under her management before she would even have a chance to notify the fracc.

My recommendation has long been that they pay someone to do the job on a full-time basis. Take a look at Chula Vista: two full-time office staff. Look at El Parque: a tiny fracc with a permanent full-time office manager.

Villa Nova has a small but very dedicated Board of Directors. Janis staffs the office but is not the only person who sees to the running of the Fracc. There are several of us who have been a part of the Board for many (many) years. The yearly quotas are low because the Fracc is run efficiently and overhead is kept down. There are 2 paid gardeners and one paid part-time overseer. A full time employee will increase cuotas. There will always be problems with the water pump in the summer storm season, this year it was a lightening strike that took out a regulator. It was replaced and now there is a small problem with the automatic tank filler. The repairs to the filler mechanism will be make in the next week or two, depending when we can get someone out here to do the work.

Janis attempted to contact homeowners about the water outage, but something was wrong with the broadcast and it was detected as spam and not broadcast. The Fracc could use a computer expert to set up a system and instruct us all on how to broadcast easily and effectively for emergencies. It would be nice to have a Villa Nova homepage where we could post happenings and notices. Where are the volunteers? Someone please step forward and offer help. Only about 1/3 of the property owners have provided electronic addresses, so we are still providing most of our information to homeowners by distributing flyers. We realize that this is not adequate for addressing emergencies. We need volunteers more than we need complainers. Please volunteer your help by contacting one of the Board members whose contact information is located in the bulletin box at the office on Calle Hacienda next to the stone arches. Gracias.
