Roof waterproofing...

Our neighbour just had their roof waterproofed. The product used was Impercasther Plus by Casther. Apparently it's available in 4 and 19 liter sizes. Its application seems simple enough and I'd like to seal our roof with this product before the coming rain. Is it available anywhere lakeside?

You will need to strip the paint off and use a proper bonding agent before applying the impermabilizante (waterproof sealer). If you don't, you may have problems with the paint layers becoming loose from the layers underneath (cement?). Time to seek the advice of a professional roof specialist to take a look at it.

To the best of my knowledge having done it twice. It is a heavy thick sealer {NOT a paint} in a topical 19 liter bucket. White is best as it reflects the most sun rays ( heat), next red ( medium) and black ( the cheapest, but also holds the heat). Generally applied in three coats. First coat is watered down to seal cracks deep down 1/4 inch or so and somewhat like a paint consistency. 2nd coat a little heaver, less water, and so even less water on for the 3rd application. Direction should be on the container. Clean roof first while scraping off any curled up high spots. All three coats can be put on in one day if started early enough at this time of year on an average size roof, 1,500 to 3,000 sq. ft. house, 2 days if tile has to be removed and replaced. Additions to the above! Ezzie thank you, you are correct! Always appreciate a missed do, do. from another craftsman. Even though no mention of leaks or ceiling paint cracking, but if that IS a problem through the roof it must be addressed first at it's source. Sealing the leak properly at the aperture, then the a 3 step overall roof sealing would be in order. A bonding agent I'm not aware of for a cement roof before applying sealers. Please inform jafe amigo.

I had to replace the roof on our casa last year. It was initially built in the typical fashion of that era with poor quality materials (by today's standards) and had developed a lot of cracks and water damage had occurred right down through the many layers and into the red brick of the boveda ceilings. As a result the house had developed black mould growth on many of the vertical walls and was not safe to live in. The contractor we hired stripped the roof decking down to the jale layer directly above the ceiling brick and all of the tops and sides of the vertical walls above the roof deck. He also stripped the cupolas and rebuilt the whole thing. He used a product called "Festerbond" to coat the new cement before applying the layers of Fester Acriton (12 yr.). Along the "knee" walls he coated them with Fester CR-65 and the horizontal joints with Fester CR-66 which are flexible acrylic sealers. All cracks were first filled with Sikaflex caulking. These are all professional products and not cheap but are the best quality available for these tasks. The roof job was not cheap but will now last for many, many years with only minor ongoing maintenance.

Probably best to pressure wash first. That should get rid of the loose stuff. Impermeabilizante is the sealer and there is a fiberglass like material that should be used around corners and vent pipes. Lots of how to videos on YouTube

Will pressure wash get rid o the built up paint? Can I rent a PW, or do I need to get someone to do the washing? TIA.

Probably not but if it is not about to peal off then why worry ..... just cover it.

Rent or hire it done ..... both

Many "contractors" claim they can water proof your roof and many of them aren't water proof for long. Get a reputable contractor with references to do it.

I recomendyou Rully, is my handyman, before He fix my roof, I ask like two estimate more, and the others contractor tellme we need to remove all my roof tiles and maked new, and was a lot of many, and when Rully check my roof He tellme where was the qroblem, He only remove one area from my roof tiles, and He make a good job, and He's very honest, you can ask other's estimate to, He's cell is 3334595533, suerte.

No mention so far of the application of a membrane layer (membrana de techo), under (or between?) the layer(s) of impermeabilizante. No longer done?

It is still done but does it really work. It looks so flimsy to me.

Membrono (spelling )is a must if want a good job. The cheap one is VERY thin, not much thicker than paper. The qualitity product is much thicker. almost like a fiberglass textured mesh. Do not cut corners here ar you will be doing a re roof much soon and you would like.

We bought a home that needed renovation and the roof was also leaking. First, we checked for any loose tiles and replaced them with new ones. Next, I had to insist that all cracks, even the tiniest ones, be filled with latex acrylic caulk applied under pressure. That was an idea foreign to locals, who generally just use cemento blanco. Caulk is flexible and the repair will last much longer. Any area with a lot of cracks was then covered with a layer of fiberglass ‘membrano‘ imbeded in ‘impermiabalisante‘. Then, the entire roof is coated with 5-year or better impermiabalisante without thinning. The next day, a second coat is applied.

That approach gave us good results and did last for a good 5 years with only an annual check for new cracks, which were simply caulked.

Yes, using membrane is very smart, not cheap, but as stated, good quality membrane and good quality impermeably really pays off...do all the cleaning, patching etc. first...then the layers of the above and you will not have people up on the roof every year repairing...patching etc. Good to check things, obviously, but money saved in the long run, if it is your home, and you plan to stay a long time.

Newer improved products make a great difference from the past when we were new here, and many contractor are knowledgeable of the best ways to do this job and what to use for the best results.
