  3. The rules here are different for renting. The owner is responsible for structure and tenants for the maintenance as a rule or it is up to your negociations skills when signing the contract. If you plan to rent for a very long time ,it is a different situation than a year or two , so it is up to both parties to negociate.. The problem is that it is different NOB and people coming from another place assume it is the same here.. well it is a different country , different culture and the rules are different. Big surprise..

  4. And there are people like me that food (or ambiance or service) can only rise to a certain level of satisfaction and anything beyond that is a waste of money. Why go for champagne and caviar when you are just as happy and satisfied with a beer and a hamburger. Food is one of the least important endeavors in my day. Knowledge…..no limit to my gluttony.

  5. I noticed that also. Probably because it was the only 'file photo' they had and most people won't know that the picture was not relevant to the story. Relevance is often not a criteria for news stories... affect is.

  7. There have been plenty of reports here of landlords not willing to do the repairs and maintenance normally expected NOB. I'm just pointing out you need to take a hard look at the rental and make sure it doesn't have any costly issues that could cause you problems later on. No I don't rent, neither does Happy, but I have friends who have encountered exactly that which I am warning about. Buyer beware also includes renter beware. We don't regret at all having bought as we've known too many people having to move repeatedly because houses are being sold, because landlords didn't do critical maintenance or repairs or because landlords hit them with ridiculous rent increases. Renting can be more cost effective in the shorter term but it comes with some significant risk of displacement or other issues over which you have no control. There is essentially zero consumer protection here for renters. We have a thread entitled "Rent" currently running here on Mexico General which is an example of that which I write.

  8. Ferret gave you his local Chapala office #, 765-7553. Call that for an appointment as just dropping by is not what to do. They will tell you what you need. We use Spencer and his people for all our legal needs. In September they got a huge shipment of ours from Canada out of the clutches of Aduano.

  9. Quite a few do use bikes but not the bike lane. Non have lights. I drive early mornings and is as dangerous as hell. They have a death wish . Dont stop at traffic lights, dont look behind when turning. Just crazy.

In Paris, France after the war, my parents rented a one bedroon apartement with rent control in 1950 ,a few years later the 2bed apartmen next door , became available so they rented it and ask the landlord to let them pull down a wall to make one living room out of 2 and build a bathroom in the second kitchen.. They ended up with a large apartment for Paris with 3 bedrooms and rent controlled and had it until 1985 , ,, For them it was worth it, paying the remodelling and the Pas de Porte which is a kickback to the manager to get those two apartments..They were responsible to fix everything inside the apartemnt but as the rent stayed very low for that many years they came ahead.. It all depends on the situation of the people who are renting and that of the landlord..

  12. Look for the local convenience store they know everything. I raise my own rent every two years. This year I raised 500 pesos to a whooping 4500 pesos.

  14. I imagine you could arrange a personal evening cruise on the lake in one of the Chapala boats. As far as I know there are no formal and bigger boats outside of Jocotepec and San Juan Cosala.

  15. Confirmation today from a worker that the openings in the middle are for plants. I see stubs for lights every 40 ft or so. I agree that the path is too wide near Mulitiva, they are going to have to move the road centerline.

  16. The sun here sets in the West. Which means many times is it obscured at sunset by the mountains surrounding the Lake on the North shore. It gets dark quickly in the tropical latitudes, often close to the same time every day. Far more impressive are the sunrises and full moon skies. The Lake is greatly underutilized for recreation and tourism, mostly because the water rarely rises over 72F, even in the summer. Then again, maybe that is a good thing, peace and calm, versus the hyperactive frenzy of resort beaches. Let the peace and calm into your heart. Until the fireworks start!

  17. Also I seem to recall seeing something about it being late at night when this happened. Mexicans need to avoid traveling at night just as we do. The U.S. plates helped make these folks a target as well. Very sad. This country doesn't appear to be going in the right direction these days. You have to wonder about a government spending billions on a tourist train while the roads rot and crime grows steadily worse.

  19. Sadly, and sorry Ferret, but only the cascaras got soft. The beans stayed pellet hard. So I waited too long to use them. I will pick up some new ones this week, because the hambone has already given up its life for the broth.

  20. I had three done on my upper front teeth by Eloy Barragan, the husband of Cynthia Berny that RickS mentioned. My appointment was at 8:00am and honest to God I slept through most of the procedure. Very gentle.

  21. I just had a pain free root canal with Endodontist Dra. Cynthia Berny a few weeks ago. She 'may' be better known as Dr. Barragan's wife at their practice in Mirasol. I cannot recommend her more fully. Right from the start she took her time... I've never had a dentist(a) be more caring starting right from the first step.... deadening the gums/nerve. Many docs just shove that novocaine (actually Lydocaine these days) in and start drilling before YOU are ready! Not this Doctora. She was very 'gentle' with the injections and throughout the remaining procedure. My wife also had some work done around the same time by the Dra. that included deadening and remarked to me the same things that I had experienced. Dra. Cynthia speaks English.... better than she thinks or believes.... but just in case she has an assistant that is pretty fluent in English. P.S. The cost of the root canal there was $3200 pesos.... $168 US. (For what it's worth, my wife just had just had a root canal in Colorado for.... $1,100 US.)

  28. If you do bring one down for long term, keep in mind they will rot from the ground up. First the tires, then the typical wooden floors. Also lots of varmints and insects. It is best to pour a concrete foundation, jack the chassis up and resettle onto blocks (preferably not the hollow type) build a skirt around the whole base (preferably cement board like the install ceramic tiles on, sealed outlets for water, sewer, electricity. If it is allowed, or if you own the lot, build a palm palapa, sealed top and sides with fly screen. Fire up the BBQ, congratulations, you have now arrived in Hillbilly Heaven! Yee Haw!

  29. Don't expect to get cheap rent from a Mexican landlord and then get any maintenance with it. Look very carefully at the place, and beyond any fresh paint, to determine if it has serious maintenance issues. If so, that rent may not be nearly as cheap as it looks. Also expect to pay only in cash. You can bet they aren't paying that ridiculous 16 percent tax on the rental.

  31. Actually and I have witnessed this several time, you simply walk in to local businesses in the area you are interested in and ask if there is any rentals. I live in the North/West side of Chapala and was surprised by the number of rentals going for 2,000.00 and some times less. Yes you need to be able to communicate in Spanish.

  34. We saw Paradise Lost this afternoon, and it was just phenomenal. Funny, brash and thought provoking - one of the best performances I've seen at Lakeside. It would be worth getting on the waiting list for a chance to see this play!

  35. I currently live in Guanajuato City overseeing the construction of a home. I walk the streets and alleys and have no qualms doing so. As a state capital and a world heritage city, we have layers of police presence, both on foot and in vehicles. Celaya is about 60 miles away, further than say Brentwood from South Central LA. But to each his / her own.

  36. Just be warned that all of those places are at a higher altitude and will be much colder than here if you're thinking about doing the trip soon. Personally, I'd do the trip no sooner than March.

  38. Sorry to be so late with an answer, I've been out of town and not looking at the board. I received citizenship about 15 years ago, when the process was different from the way it is now. I applied for and received citizenship in the state of Colima, which AT THAT TIME was more amenable to foreigners' requests for citizenship. AT THAT TIME, SRE in Jalisco (specifically in Guadalajara) was generally unwilling to process such requests. I have no idea what the situation is like right now. Because I handled my citizenship forms and appointments without a facilitator and entirely in Spanish, I was exempted from the Spanish competency portion of the exam. And there were no Mexican history questions, and no recitation or singing of the Himno. The Colima office pretty much considered me to be Mexican already, just needing to go through the process to formalize it and receive the Acta de Naturalización. AT THAT TIME, as I mentioned, the entire process was very different from the way it seems to be now. My personal process took about 18 months, due in large part to the Federal SRE offices in Mexico City having lost my paperwork for about 10 months. Finally a lawyer, friend of a friend of mine, went over there and "prodded" them, and they found my paperwork. Citizenship came about 6 months later. The year after I received citizenship, SRE asked me to go to Colima to give a speech at the swearing-in of that year's crop of new citizens. Unfortunately the swearing-in was canceled two days prior to its date and no new citizens were received that year--not in Colima or any other state in Mexico. I know several Jalisco people who were denied citizenship at that time, due to internal problems in the SRE. I believe that those people received citizenship the following year. That's the year that the whole application and testing process was changed, everywhere in Mexico, and as far as I know those "new" rules still apply. Not much help from me, I'm afraid.

  43. True, it is not easy to give advice but the cartels are everywhere including here. I would advise caution if you tend to be out and about from 10 pm to 6 am which is when a lot of drug activity takes place. Usually when the sun comes out, the undesirables crawl back under their respective rocks. There are exceptions of course.

  44. At this time, the State of Guanajuato, the city of Celaya and others nearby, are the most dangerous in all of Mexico. Does that mean it is unsafe for you to go there. No one can guarantee your safety if you do. That has to be a decision you make based upon the best Current Information you can get, not on someone else's opinion. It is easy to give advise when it is not your life that matters.
