  1. OK....speculation time over. I talked with Sra. Cecilia (we're reasonably close neighbors) and she said she has terminated her service for health reasons which she disclosed, but that's nobody else's business. Her husband owns a little store, Super Luz, at the corner of Ramon Corona and Ramon Velazquez in SAT and he says he will try and have berries etc. there on Fridays and Saturdays. But it's a little out of the way for most. No.... she has no plans to return...... and will miss her!

  2. Moral of story: Be aware of such issues before you buy. Unlike the U.S. there are a number of "buyer beware" matters that neither the seller nor the real estate agents are obliged to tell you.

  4. I usually got it done at Vanguardia Honda but last time in for routine service, they weren't doing it anymore. If it isn't convenient, I am not going to do it. Screw it.

  7. Not so...... Leopoldo "Polo" Paz is the owner of Superlake. Gilberto Paz is the owner of Licores Paz. Brothers, good relationship, but each has his own business. Their nephew Francisco "Pancho" is down in Riberas, also separate. A niece has Super Lara on the Plaza in SAT. Pancho´s father has Lety´s seafood restaurant in SAT. A third brother, Mario, used to have Mario´s restaurant in SAT, but now it is owned by his cuñado Jaime. A cousin Roberto Paz, has the pollería on Ramon Corona and his suegra has the cenaduria in the same block. Rose Bowl Mall, Leopoldo principal, and several minor relative partners. This is just the start of the Paz present day dynasty in SAT, and I could go on all night.

  8. Just my opinion, of course, but making prime rib into burgers is a waste of a good steak.

  10. Sure hasn't stalled construction in Chapala Haciendas. I can think of about 15 major new constructions, and 5 major rehab just driving my way out here. This was first real estate community built to attract foreign homebuilders. A lot of Mexican people bought lots as speculative investments. Like the rest of Lakeside, this boom never materialized, and the bargain hunters have swept in. Also, after talking to a few Mexican home and property owners, there is a feeling that the board has always sided with the newcomers, while they are expected to pay for their decisions. Fees on an undeveloped lot are approximately 1,000 pesos per month, to cover security, roads and lights.

  15. As Johanson said.. the location of the house is the most important thing since service quality varies greatly according to the area and asking the neighbors what they have should be the first thing to do.. Telmex tells us they will upgrade our area in october but until they do it , there is no telling if it is true or not and our reception is lousy..we have telecable as a back up and it also sucks..

  17. I have Area 51 and Prime Media which I watch using Amazon Firetv. I do watch Area 51 iptv on my laptop some. For my laptop, I use Kodi. Your iptv provider should provide you with a m3u playlist url and an epg url. Here's a video how to add your iptv to Kodi. https://youtu.be/nXoGBmxo6sc

  18. Internet varies by the location. Those who might know best are your neighbors and experts like the Computer Guy who posts on line here. I know what is best for me in my neighborhood. But someone else in a neighborhood 6 blocks away might have a very different experience Then the question is, do you want to get your US TV programming over Satellite? If so, with a much bigger satellite dish than up north you can pick up many of the US Dish TV programs and same with Shaw Direct satellite for Canada. And the next question is, if you want to stream your TV programming, does your neighborhood offer fast enough internet. I know I didn't help you much but it all depends upon where you live. In my case I use Telmex for phone and internet and izzi the name of the cable company for backup internet and TV programming. Oh I also need a cell phone and my carrier is Telcel. Good luck and welcome to lakeside.

  20. I have lived in Chapala Haciendas for many years. My dues are paid until 2020. I just got the newsletter that, among other things, lists people owing past dues of over $1,000,00. I know that finally, the BOD put an interest/penalty charge on late dues. For two years, I did my own "protest" and didn't pay because I was getting an interest-free loan. When the interest/penalty was put on, I happily paid my dues, not just current, but for the full year, and will continue to do so. The part I am not understanding, and maybe there is someone here from a BOD in some fracc, who can educate me, is why can't a lien be put on a property and when so much time has passed, the property put up for sale. My only reference is from the U.S., and I know that is not applicable here. Isn't there some procedure for collection and enforcement on past due fees? Let's not make this personal please.

  21. The sanctity of the home is of prime importance in Mexico, and in some other cultures. In the USA, that is not the case and evictions and 'sheriff's sales' are fairly common, sometimes putting people into a homeless situation.
