What's the Chapala Real Estate Market Really Like?

All,

Been lurking for a while on this and some Costa-Rica sites to get a better idea of the area from the people who live there.  One of the things that bother me is when I search for real estate prices, they seem unusably high and seem to have stayed that way even after the downturn a year ago.  Now most of the info is coming from the realtor's themselves who have a vested interest in getting the best prices.  However, I have seen the same house for sale for long periods of time and I get the feeling prices are much lower than posted.  Am I correct?  For example, is a $200K home 2 years ago still at about $200K, or has it slid down 25-30%?
