I was talking with my friendly real estate agent who told me that a 30 total sales had been made in July, June May, by the GIL group .Then I guess there's the private sale, and non affiliated company's
Given that the US market is dead in the water, I would appreciate hearing from Canadians, who's market is great, will they be buyers or renters and are "they" taking their business elsewhere
I read in the Miami paper, that many buyers from S America are buying condos...Why not in Mexico????

Well slightly tongue-in-cheek.....but sometimes with the negativity here on the board, I would reconsider buying here!!

On a serious positive note, I spoke last night with a Realtor friend and their office alone had 6 sales last week. But haven't reports been saying that the last 3 months have seen an increase in the US market.

I'm Canadian from New Brunswick (east coast) and we've been trying to sell our house for 11 months now without any offers. That said, some might think we're overpriced but at this point, having reduced the price by 29k, we'll be losing money. It's a great house but without buyers, I may as well put it at a penny. The market has tanked and we're just waiting for the sale to be able to move to the Chapala area. I keep looking at the Lakeside real estate and dream (even though we'll rent at first).

Canadian living in Ottawa. (But originally from N.B. Where are you eagles100?) House has been listed for a few months now with little response. Have dropped price twice. Lowest priced home in a very desirable neighbourhood. Prices on the next street start at 1 million. We are at 1/3 of that. Our market seems to be slowing. Projected layoffs in the public service have not helped sales. Nonetheless will be arriving in Ajijic Sept. 1. Will stay with Miss Carol at La Paloma B&B for one month then rent until we can find the right place. Need 3 or more bedrooms and pool. Prefer the village area. Not an easy find right now.
We are all lying in the gutter, but some of us are looking at the stars.

Gee, I confess to being a little bemused at reading the above comments about the travails of selling houses in Canada, even while the writers hanker to jump into a local market here at Lake Chapala that is still significantly overpriced, and where many people are finding great difficulty selling their homes. It sounds a bit like jumping out of the frying pan and into the fire. That may be particularly so given the huge differences in real estate laws and practices between the Canadian/US market and the Mexican market.

Gee, I confess to being a little bemused at reading the above comments about the travails of selling houses in Canada, even while the writers hanker to jump into a local market here at Lake Chapala that is still significantly overpriced, and where many people are finding great difficulty selling their homes. It sounds a bit like jumping out of the frying pan and into the fire. That may be particularly so given the huge differences in real estate laws and practices between the Canadian/US market and the Mexican market.


Which is exactly why I will rent and am in no particular hurry to buy.

We built here a year ago and have just moved down (yesterday!) after selling our house in the Kansas City area (US, not Canada). We put the house on the market right before coming down for a visit over Easter. When we got home after 2 weeks away, our realtor had people lined up to look at it, and we had an offer within a couple of weeks of our return home, after 8 showings. My understanding is that both new and existing home sales in the KC area have been up significantly over the previous year... something like 14-24% and prices are beginning to rise as inventory is reduced. Other locations will vary, and I firmly believe having a GOOD realtor helped enormously in our case.

Fortunately, we're not concerned right now with value of our house since we just moved in and hope to be here quite awhile before thinking about sale, if ever. I know that's not the case with some, however, and wish sellers Lakeside and in other locations the best of luck in coping with existing market conditions. I suspect the same guideline of having a good agent would be applicable to others as well.

Seattle and Portland in the PNW seems to be coming back. Seattle
was up 7% last year to this year July. Be Patient and flexible. We
started out at 450US and 1.5 years later sold it for 350US. Some
of the reason for the rise is they have sold off inventories of excess
Condos. Forclosures stil a problem in many areas of US. Rise in
sales in US is not even. Good Luck!

houses sell if they are priced right , in a good location, and proper maintence has been done.


i know several people who have decided to buy and are currently looking,, becuase its a buyers market now,

and as the U.S housing market improves and people can sell homes up north, they will buy here.

Our realtor told us last week that he just sold two houses in the over $500k range... friends in SAT had their house listed for ONE DAY last week, it's sold and the closing is in early September..... sounds like there's some life in the local real estate market after all

Well I am pleased that the response's have been up beat....(but there is a difference between having sold with check in bank,and having a contract )
This week end am going to look at those "cracker boxes" in El Chante . The developer is Senderos with a Promotion price of 65,000usd "only this month". As per advertisement in the El Ojo del Lago. In particular the maintenance fee and what % of the owners are current

Well as a Canadian on the west coast in B.C. who now winters in Arizona, were interested in renting for a month in Ajijic or Lake Chapala area as we have friends also a retired couple who moved there to try it out for a year. We would leave from Arizona, we have been in the Mesa area in a gated resort [Park Models] in which we also own the land for the last 10 years and I for one would like to investigate the Ajijic area although my wife is hesitant as she and I are avid tennis players [Hackers] in the area.

We have tennis courts everywhere around here and some pretty good players and instructors.

We're considering a short move to Newfoundland, getting residency and health care and they allow you to be out of province with coverage for 8 months a year. Sure beats BC and Ontario.

Traderspoc hit it dead on. If it's priced right here it is selling. The comment about houses being overpriced I don't agree with. yes, some are as people are stuck in the mode of "but I paid this and then I spent this on it" and unfortunately that does not take into consideration the current value. I used to be a broker in another part of Mexico and so I follow the local market religiously. There are actually some great deals out there that I havebseen as recent as last week. One 3 bedroom, with pool, fabulous grounds a 5 min walk from the plaza, and it is well under value. There are deals out there if you look.

I think that might be our El Parque home that sold and it sold in less than 6 weeks! Of course, we priced it right and listened to our wonderful realtor. As she said, El Parque is a life style and needs to find the buyer that wants that specific location. We were lucky to find a couple quickly. We also found the perfect house in San Juan Cosala. They needed to move due to family concerns and were ready to price it at what we could afford. things might be looking up. That is, if prices are willing to be listed at a reasonable level given the economy.
