Who do you recommend to keep an eye on things while one is NOB for a few months

Real Estate agents do not do propeerty management unless they have your listing for sale.
Victor Aceves is an experienced property manager. He recently opened his own company, Hacienda Property Management, and can be reached at 766,3300. So far I have found him to be very accomodating, responsible and reasonable.

We recommend Victor as well.We stayed at a property he managed and we found him very professional and accomodating.

We have used Verónica Martínez at Roma Property Management: 766-3163, 766-5171. She's a true professional, all aspects considered. Tenants all very satisfied and the owner even more.

We use Coco Wonchee an agent at Eager to manager our property, she is excellent! He number is 33 32 00 55 63. She is very good at taking care of any needs while you are away is an excellent rental agent with great connections for any needs for the home.

There is also Paty at Coldwell Banker but she is more of a rental agency than helping you out for a couple of months. Great to know there aree SOME competent, professional property managers. After reading so many stories of scams and rip-offs, etc, it's good to hear some rave references. Victor worked at Roma before starting his own company.

I second (third! fourth!) the recommendations for Victor and Herbert at Hacienda Property management. They are both fabulous--professional, conscientious and helpful. Victor's English is perfect, which is a plus. We rely on Victor for everything house-related and he's never let us down. He and Herbert definitely go the extra mile.

Another recommendation for Veronica and Roma. We were one of those VERY satisfied tenants, and this company was really great from our standpoint.

Veronica at Roma I also suggest. We have rented multiple houses from Roma and they are very honest.
They even helped us with a friends old mother and visitied her and made sure she was OK before she
was moved to a home. Now I don't know if they did that as a favor or what but they really do care about
people and such. Excellent English also.

Victor worked at Ajijic Rentals before it was sold - he had a good background before he went to Roma.

Victor was/is our rental agent when we found our current rental--meaning we rented it from his office, Hacienda Property Management. He retains 10% of our $900 a month rent to the landlord. Believe me, he does far more than $90 worth of work for us each month!

I don't know what he'd charge to provide services on a home where he wasn't part of the original rental agreement.

As it ws explained to me its 800 pesos a month for property management, includes 2 visits per month minimum. Rental management of tenants is 10% of rental additional.

We have been very happy with Russ & Cathleen at Chapala Property Management. Renters have told us they were happy also. You can find info on their services at the website: http://www.chapalapmc.com/

They also provide concierge and other services, handle maid and gardener, free phone for renters, grocery services, arrange rental cars and tours, etc.

When we closed on our house, we hired them to handle the place and rentals while we were living in the US. We bought furniture and housewares, then left town. They handled receiving all the items we ordered, setup the furniture, bought some items we didn't have time to shop for, took care of paying taxes, homeowner dues and utilities... all sorts of details. Our sprinkler system was manual, so their gardener took care of getting an automated system put in, plus he took up all the sod, put in good soil and replaced the sod. All of this has been handled with minimal intervention from us since we're still living elsewhere.

Only negative has been that their website isn't well placed when you Google house rentals in Ajijic, so people didn't find our rental house easily. I placed an ad for ours with LCS, and referred inquiries to the listing, which seemed to work. I think they get a lot of their renters from return business and referrals, so you might have to put in a bit of effort yourself to move things along if your house is a new listing.
