A while back someone posted a list of property managers and Realtors who handled rentals. I've tried searching the archives for it but I can't find it! Any suggestions?

The big complaint among renters is that no one responds to their request for rentals until they are here in person.
Ir is easier to love Mexico than to understand it.

If you do a search for "property management" you will find a list that was posted some time ago. I know from personal experience that Casa Mexico is pretty good; ask for Carolos.

I think the post may be too old; I tried to search for it and couldn't find it. I believe it may have been posted around April or so. I printed it out but didn't keep the copy.

Well I live here and was trying to find a rental for a friend and most of them did not call me back or they were never in the office. This was after leaving many messages. After a while you just give up.

What I see is that people rent a place short-term (B&B, monthly rental) or stay with friends, and then for longer-term renting, they go around in person to the various rental agents (calling first to make sure they are there, and remembering that offices here close from 2 to 4). We use Roma Property Mgmt., so I see people in their office looking to rent, and I know a lot of Victor's time is taken with showing people rentals. Veronica Martinez runs the business, and I know they put effort into making the right match between clients and renters and solving problems. There is no substitute for lots of footwork.

With the number of rentals available which is high for peak season, I would encourage anyone wishing to rent to see the place first. Do not panic and rent sight unseen. the house, neighbours, area may be not what you seek. Also be careful if agreeing to pay electric bill for it may be at the high rate of more than 3 times what you would pay say in Ontario Canada and use what you think is little electricity and have a $200 plus bill.

Coldwell banker have rentals too. I am surprised when people post about rentals CB broker or agent does not immediately contact the poster... or maybe they do and not aware. As a former broker in both US and Canada I would immediately contact and hope to build a working relationship which may some day generate a sale to the person asking or some great referrals. It is not like agents at lakeside are busy. mmmmm

If you are looking for a rental, this board has been a great source for many people, just post what you are looking for. VRBO.com (vacation rentals by owner) puts you in direct contact with owners and often they are properties that are only rented part of the year. And don't forget Coldwell Banker's Rental Division which is the sponsor of this Board.

Also don't forget the bulletin boards around town, such as the Lake Chapala Society, El Torito Grocery Store, Dona's Donuts, etc. You can often get a great deal from an owner who posts. Since the agents who handle rentals charge a fee to the owner, the rental amount tends to be higher for places handled by agents. It is a renter's market here now. Since there are so many properties sitting for long periods on the market, owners are often desperate to get an income stream from their property and will not only give a good rent, but throw in some or all utilites. Just a thought.

I contacted several of the listing agents by email requesting more information on rental properties over a period of several months, and rarely got a response. Most just ignored my queries altogether, others replied but didn't offer any information (too much effort?) and told me I should come look for myself, to which I replied I was not about to book a trip from Canada just to look at rentals, especially when many wouldn't pre-book several months ahead (because I might change my mind in the meantime?).

In the end, I gave up and bought, and am happy with my decision. It is just too nerve-wracking to be making a move like this and not know what you are in for. It would be nice if landlords and rental agencies at least made an effort to provide photos and information to prospective tenants; telling them to come look because they don't want to put themselves out is not good business and just cost them a renter.
