We too have a house at Lakeside which is fully insured. Your yearly premium will be based on the value you insure it for as well as contents, etc. My policy is with ING, but AXA, a french firm has bought them out.

This person who we highly recommend because we have our Health Insurance with him is:
SEGUROS MONTERREY & ING INSURANCE
Talk to: EDGAR CEDENO CADENAS
He is at LCS on Tues & Thurs from 11 AM to 3 PM or you can call
and I believe he will come to your house.
Cell ph: 045 333 106 6982
mail: mexicoprotect@hotmail.com

Edgar writes both our Health Insurance with Seguros Monterrey and our Homeowner's Insurance. We have been with him for 7 years and we cannot say enough good things about him. And we have had several claims with our Health Insurance, so we know first hand.

Tell him John from Los Arroyos Sur recommended him.

Here's another vote for Jesus - he writes all our insurance and we are more than happy with the service he provides.

For car and house we use Greta Berg Parker-Agency. 765-4070, 765-5287 sanbornpkr@prodigy.net.mx Hidalgo #248 in Riberas. Greta is bilingual and has lived here for years. When I was driving down the carreterra and a man opened his door into the side of my car causing a major accident she happened by, this was a Sunday and she stopped and ended up staying there for two hours to help and clear up the mess. She not the cops made the man leave his car in her locked lot, sign a paper agreeing to pay for all my damages and she kept the car there until he did!! That is service.

Do most gringo's here even have home owners insurance?

It seems to me, I've read many times in those 'hype the cost of living in Mexico type articles' they do NOT because most reasons for having insurance NOB don't really apply here??? I don't think I've ever even seen or heard a fire engine, I know or have talked to several people that were robbed here but they never received a dime from insurance. I can't remember why not. That's Mexico???? We don't have much here right now worth stealing but it makes me wonder if I want to bring things that would be if it's not going to be covered.

Do you folks all have full 'normal' type home insurance or just liability or earthquake or flood if your on the lake???

Hallie

I think maybe 50% of the people here have Homeowner's Insurance. If you have enough money, you can self insure yourself.

We have full, what you call, normal full Homeowner's Policies like NOB.

It covers the Dwelling.
Part 2 is Earthquake insurance and is insured for 80% of the dwelling value.
Glass is insured separately
Glass within the house is insured separately.
Theft, but I don't have much on that because I live in a gated Community. If you don't live in a gated Community someone can back a truck up to your house and take the valuables.

You WILL get paid for Theft, but you MUST show forced entry. I have seen it happen.

Jewelry and Artwork can only be insured by having it appraised.

$ 100,000. USD Liability comes with the policy. You can buy more.

Our policy is $ 500. USD a year.

You cannot get a separate liability policy like NOB.

We use Rachel, near Intercasa who's across the street from Coldwell Banker Chapala. Her office in next store to the coffee shop.

Rachel had some interesting things to advise. She said that in all the years of doing home insurance they've NEVER been able to collect on home theft.

Well, I guess I have to disagree with you on collecting on theft. I know someone in my Community who collected a substantial amount from a good insurance company.

Kiko - Wait until your furniture catches fire and heats the air inside your home. The fire dept comes and sprays cold water all over your furniture and walls. All your walls crack. Have fun spending the money to clean up, replace your furniture and replaster your walls.

Of course, if you have lots of money you can self insure yourself, but I do not.

We have complete homeowners insurance with "The Man" Jesus Tejada. One of our main concerns was if a worker was injured while on the job here. (We have a maid who is short and likes to climb on counters to reach high areas.) We are completely covered for that AND for any glass breakage in our window-walls. Then, after being here a year and seeing how people like to burn off empty areas, we were VERY glad to have the fire coverage.

Years ago we were burgled here and about $6,000 U.S. worth of items were stolen. There was a police report (very time consuming), and we did receive half the value of the stolen items, about $3,000 U.S. At the time, we had homeowner's insurance through Parker Agency.

I've never heard of art work being stolen here.....unless maybe you own a Picasso and the thief is sophisticated.
They are after electronics, jewelry, money and, of course, drugs.

On the car insurance we have collected for stones cracking the windshield. Not the whole amount but something towards the replacement. It worked out to a new windshield for about $100.00 dollars. With the guy whose car Greta took he paid for the entire repair to ours and then she gave him his car back!! That she had all in writing which he signed. So far knock wood no reason to collect on the homeowners insurance.

Hallie - You seem to insist that no one here has collected on Homeowner's Insurance, yet there are two postings of people who did. The percentage of people who live here and post on chapala.com is about 1%.
